Job Description:
This position is responsible for project management and
supervision of all activities related to assigned projects. These
projects include new construction, renovation, upgrade, tenant
improvement or service upgrade scope. Provide management and
leadership support for projects including internal employees and
departments, vendors, subcontractors, contractors and customers to
maintain a high level of customer satisfaction as well as positive
financial results. Essential Functions: An individual must be able
to successfully perform the essential functions of this position
with or without reasonable accommodation.
- Support the Project Manager to complete assigned projects on or
before the scheduled completion date by coordinating with and
facilitating internal communication. This includes scope and
contract review, sales to operations turnover, equipment
procurement and delivery, timely billing, subcontracting,
installation, programming and check-out.
- On assigned projects, perform as the central point of contact
with customers, consultants and contractors to provide status
updates, information and problem resolution.
- Understanding of scope of work, ability to read and interpret
project specifications, plans and contracts.
- Proactively communicate technical issues to project managers
and/or more senior level technicians as well as contractors and
subcontractors.
- Collaborate with the Project Manager to forecast revenues and
re-estimate project costs on a monthly basis.
- Support Project Manager by performing all subcontracting
responsibilities including negotiating the contract, change orders,
coordination and management required to maintain the job schedule
and working relationships with other jobsite contractors.
- Maintain field markups, and coordinate field markups from the
project team and submit As-Built documents.
- Able to document, demonstrate and exercise systems for third
party commissioning support and testing.
- Coordinate and manage the check-out, start-up and commissioning
activities to insure the system is functional and complete.
- Gather all technical information to develop drawings and other
documents for submission.
- Work with the engineers to develop control system drawings,
equipment schedules, submittals, floor plans, system database,
custom programs and graphics.
- Maintain company tools, test equipment, material and company
vehicle(s).
- Support Project manager complete timely billing in the
acceptable format to the contractor/customer.
- Mentors and sets a good example for lower-level team
members.
- Take part in solutions-based discussions with owners and
project stakeholders both inside and outside the company.
- Attends and contributes to project meetings, as necessary.
- Actively pursue additional work through change orders.
Collaborate with the Project Manager to perform associated cost
estimates, proposals and negotiate the price and customer
acceptance and internally book the change order.
- Assist with project turnover to the service department.
- Looks for opportunities and obstacles to keep the project
moving forward.
- Communicate with jobsite personnel from other trades to
complete project objectives.
- Complete assigned training as part of the position's career
growth plan.
- Support a performance-based culture, both team and individual,
to assure continuous improvement and alignment with enterprise
vision, mission, and objectives.
- Drive employee engagement, training, and development in the key
areas of safety, quality, and productivity.
- Support a culture based on open/honest dialogue and involvement

employee and site safety as well as other aspects of the
business.
- Complete weekly timecards accurately and timely by 9am every
Monday.
- Report to work on time and ready to perform assigned
tasks.
- Responsible for all Safety requirements of assigned projects;
training, inspections, communication
- On assigned projects, perform as the lead for all field
installers, update purchase req with any missing miscellaneous
material before commencing project, support with any questions
regarding field terminations/door equipment, coordinate project
status with onsite contact and responsible for delivering the
access control project from start to customer turn over.
- Able to create tenant profiles in site control, diagnose all
access angus requests, ordering of new access cards, programming
and creating graphics for Andover Continuum Schneider system.
- Must be familiar with AMAG, HID, SIGNO, Access Expert, DAC,
MAC, RBAC, RuBAC.
- Maintain access card range log, update PM master installation
sheet, report all findings back to PM for T&M.
- Equivalent experience of 5 years or more in addition to
vocational school, or a Bachelor's degree in engineering, computer
technology or similar field with 2+ years of experience
preferred.
- Have a general understanding of building construction methods,
HVAC Systems, electrical systems as well as mechanical
systems.
- Ability to read and interpret technical documentation including
sequence of operation, technical product literature, programming
manuals and specifications.
- Able to executive HVAC Controls, BMS, BACnet, Fire Alarm System
Integration or Access Control System Integration projects with high
level of contract and project complexity.
- Commitment to "open door" contact with all field
employees.
- Excellent written and verbal communication, interpersonal
skills; high quality document and report preparation.
- Key leadership competencies in addition to high ethical
standards, strong values, integrity, drive to deliver results,
pride in personal and team performance, diplomatic problem solving
and decision making, building effective teams, and action
orientation are fundamental imperatives.
- Must be committed, calm and professional at all times.
- Must understand Microsoft suite of products including Outlook,
Excel, Word, Power Point, Project and Visio. Physical Activities:
While performing the duties of this job, the employee is regularly
required to stand and talk or hear. The employee frequently is
required to walk, use hands and arms to handle, feel and reach,
push, pull bend and twist. The employee is occasionally required to
sit, climb or balance, and stoop, kneel, crouch, or crawl through
narrow, enclosed or elevated spaces; move up and down stairs.
Regularly use and climb ladders. Visually inspect and locate
equipment and products. Read information, often in small print
including wiring diagrams and schematics. Enter and locate
information on a computer system or communication device. Write
documents, reports etc. using a writing instrument (e.g., pencil,
pen) or computer. The employee must regularly lift and/or move up
to 25 pounds, occasionally lift and/or move more than 50 pounds.
Working Conditions: While performing the duties of this job, the
employee is frequently exposed to varying temperatures, work areas
that may be slippery and or wet, near equipment and mechanical
moving parts, electrical equipment and pressurized systems. Work
indoors for extended periods of time. Work overnight, weekends, and
rotating/varying shifts. This is an on-site position (job site or
in an Albireo Office) and is not eligible for remote or hybrid
