Job DescriptionJOB DESCRIPTIONConstruction Project ManagerReports to: Director of Real EstateDirect Reports: None OVERVIEW:The Construction Project Manager is responsible for managing the construction of new restaurants, renovation/refresh initiatives and maintenance programs for both WaBa Restaurant Group and Franchisee owned operations. The duties include planning, managing timeline and quality, overseeing contractors and vendors (including hiring, negotiating, managing, and enforcing the contracts), budgeting and performing financial analysis. ESSENTIAL DUTIES AND RESPONSIBILITIES INCLUDE BUT NOT LIMITED TO: 1) Partner with franchise operators to ensure development goals and standards are understood and achieved through providing proper guidance, training and expertise on budget development, site & space design recommendations, and contractor qualification/selection; influences franchise operators to achieve sound solutions in site layout, budget control, and project scheduling. 2) Establish positive and influential relationships with all franchise operators, internal personnel and external vendors to ensure the success and full compliance of all Development related initiatives, projects and directives. 3) Supervises and performs all aspects of construction administration including negotiating contracts, change orders, project schedules purchase order management, invoicing, and project closeout documentation for all WaBa Restaurant Group restaurant ventures. 4) Manages the timely completion of all assigned workload which includes new restaurants, major remodels, or minor enhancement/refresh projects through the strategic use and coordination of cross-functional departments, external consultants, architects, engineers, contractors, project managers, permit expediters, and technical experts. 5) Ensuring the progress of the project from start to finish and that project work scopes are completed and reviewed —providing professional advice; guiding the vendors; managing schedule, cost, and quality of projects; and reporting status of sites in progress. 6) Conduct and document on-site inspections of new store sites and buildings to ensure usability and compliance with lease and construction exhibits; ensures quality workmanship per WaBa Grill Restaurant Group's plans/specifications. 7) Identifies complex site & space problems and construction conditions and influences appropriate professionals to evaluate and correct problems in a cost-effective manner that meets brand image standards; initiates alternate plans as needed. 8) Implement facility maintenance programs and preventative maintenance initiatives for all WaBa Restaurant Group owned properties and businesses which includes the inspection of work in progress as well as completed work to ensure that proper procedures are followed, and that completed work meets standards. 9) Initiates and manages contracts for repair and maintenance projects with outside maintenance vendor while maintaining records and prepares reports regarding work unit activities, facilities condition, and operations activities Benefits:
