Summary of Position: Examines a variety of complex title orders involving the insurance of submerged lands, tide lands, oil and commercial leaseholds and other highly involved property interests characterized by pressing and changing requirements. Interprets extensive and unusual customer instructions and adapts company examining, report and policy procedures accordingly. Advises and distributes work to other title officers as appropriate. Provides title services, reconciles title problems, and develops and maintains business by the extensive use of sales and service techniques. Principal Duties and Responsibilities:Examines and interprets the varied and highly involved terms and conditions of trust indentures, leases, drilling contracts, operating agreements and other complex legal documents in issuing specialized evidence of title including owners and lenders extended coverage, optionee's and oil and commercial leaseholds policies; bondholders, subdivision and litigation guarantees. Examines parcel and proposed subdivision maps, surveys, and complex metes and bounds descriptions to verify coverage of property and insurability of legal description.Interprets extensive and unusual customer instructions to determine customer requirements and best method of satisfying those requirements.Adapts, with management approval, company examining, report and policy procedures to meet pressing and changing requirements such as those encountered in dealings with oil companies, public utilities, governmental redevelopment agencies and other large revenue producing customers.Advises developers and sub-divider as to city, county and estate requirements regarding the creation of new multi-property, county or state preliminary reports and combines preliminary reports for issuance of a single policy.Reconciles conclusions of title examination with extensive and unusual customer requirements such as in extended coverage orders requiring the elimination or insurance of exception not insured in a standard form policy.Reviews customer accounts, market research reports another market information to determine the availability of business as well as the company's and competitors share of the market.Contacts escrow officers, loan officers, builders, developers, sub-divider, attorneys and other customers to solicit business and ascertain the individual service needs of the customer and establish business and relationships.Represents the company in public, customer and community relations' activities. Entertains customers at luncheons, dinners, escrow association meetings and company tours.Makes speeches and presents prepared educational programs to customer and other interested groups.May assign and review the work of a Title Secretary or Typist.Advises other Title Officers and title department personnel regarding service and sales techniques, searching, examining and policy procedures and the insurability of complex and unusual orders.May assign work and monitor production of a clerical or title support person. Education and Experience Requirements: Five years experience in a Title Officer role. Title training helpful. Requires extensive experience in the title industry, including residential, commercial, subdivision, and exchanges. Formal title industry seminars required. Professional communication skills required. Computer skills required. Real estate and drafting courses helpful. Broad and extensive knowledge and expertise in all phases of title. The ability to exercise excellent judgment and provide sound advice to Title Officers relative to complex title issues.
