Job Details

The Estimator is responsible for preparation of bids and proposals. This role determines the cost associated with completing the scope of work. The estimating team assumes overall responsibility for preconstruction stages of each project.

Essential Job Functions:
1. Manages estimating process through initial solicitation prequalification of subcontractors, bid evaluation process, and award.
2. Assumes overall responsibility for the preconstruction stage of each project and provides preconstruction oversight.
3. Identifies tasks to be accomplished in order to satisfy contractual requirements.
4. Prepares budgets and estimates for all stages of design from conceptual through final construction documents.
5. Coordinates preconstruction stages in identifying trades for solicitation and selecting subcontractors for solicitation.
6. Coordinates with departmental team so that each member involved knows responsibilities and deadlines.
7. Demonstrates proficiency in scheduling complete preconstruction effort; including all estimate milestones, durations, and identifying long-lead items and other needs.
8. Develops and writes all bid packages and subcontractor scopes of work.
9. Performs value engineering and life-cycle costing.
10. Establishes and fosters positive long-term relationships with all business partners, including owners, architects, engineers, and subcontractors.
11. Responsible for providing the client with accurate estimates, qualifications, and value engineering.
12. Shows ability to adapt to different strategies and complete a multitude of types of bids including hard bids, negotiated bids, and budgetary proposals.
13. Mentors/teaches junior estimators and administrators all aspects of preconstruction process.
14. Other duties as assigned.

Education, Experience and Skills:

1. 5 years of experience in Estimating in the Commercial Construction sector.
2. **Experience with Projects in Quick Service Restaurant (QSR - ex. Taco Bell, Wendy's), Full Service Restaurant (ex. - Outback Steakhouse, Olive Garden), Retail (ex. Michael's, Dick's Sporting Goods), and Hospitality sectors is needed.
3. Ability to read and understand plans and specifications.
4. Demonstrates strong communication skills internally with construction management team, and externally with owner, architect, engineer, and subcontractors.
5. Ability to lead a project team.
6. Ability to complete large projects and complex competitive bid projects.
7. Motivated team player with a strong work ethic and desire to learn.
8. Must have excellent organizational and time management skills to manage multiple projects while meeting deadlines.
9. Demonstrates strong analytical, mathematics and critical thinking skills.
10. Proficient with computers and familiar with Microsoft Software Suite. Experience with Blue Beam and Bid Mail is preferred.
11. High School diploma required.
