Construction Manager/Superintendent

We are looking for a CONSTRUCTION MANAGER who will ensure jobs are completed on schedule and within budget. To be successful in this role:

YOU ARE ACCOUNTABLE for quality craftsmanship and follow through to keep subcontractors accountable for completing their work according to the scope of the project. You know how to provide constructive feedback on project plans to ensure the correct materials and personnel are in place when changes are made for successful completion of projects.

YOU HAVE EXCELLENT ORGANIZATION AND TIME MANAGEMENT SKILLS to effectively manage deadlines in a fast-paced environment with competing priorities while being respectful of customer's space and surroundings in occupied buildings.

YOU HAVE A KEEN EYE FOR DETAILS with the ability to read precise plans and specifications, and can identify discrepancies in Construction Documents, schedules, budgets, timecards, and accurately assess the quality of subcontractor's work. You hold team and subcontractors accountable for maintaining Productivity per Construction Schedule, highest workmanship build, jobsite safety standards while keeping the work-space clean and organized.



In the first 30 days and ongoing:
Displays high ability to read/interpret construction plans, specification books, submittals, electrical specifications, plumbing specifications, HVAC prints, and civil plan notes and understands how different trades' work comes together and timelines associated.
Partners with the Project Managers (PMs) and President to review and proactively forecast PBI's project schedules, job site materials, safety standards, productivity goals, and subcontractors allocated to specific projects.
Prepares the layout of the job site, outlining where to efficiently place materials and temporary work-stations for accessibility during various project stages.
Oversees and successfully manages $500K in projects independently on site, only asking questions as new challenges emerge. Owns problems and the success of a project is ultimately the superintendent's responsibility.
Constantly checks what is being installed against what is stated in Construction Documents, running subcontractors with no oversight from management.

By the 90-day mark and ongoing:
Has developed trusted relationships with President, COO, PMs and subcontractors and knows their way around large job sites.
Manages close-out process, shows understanding of deliverables, As-Built items from subcontractors, and goes over punch list 2X (during and at end of project with customer).

Within the 6th to 12th month mark and ongoing:
Efficiently run multiple projects (up to 3, $1.5M total) with 12-15 subcontractors per project.
Shows integrity, compassion and empathy when dealing with customers that embodies the culture at PBI.
Displays pride in work and craftsmanship and encourages the same work ethic in PMs and subcontractors.
Gives input on bids and assists with bid creation.
Communicates areas of growth opportunities with President.

5+ years of Construction Management experience in occupied buildings or similar construction required
3+ years managing and coordinating construction crews and subcontractors and holding them accountable to stay on schedule required
High School Diploma or GED required
BA/BS degree in Construction Management, Engineering or similar field a plus
Proven ability to multitask under pressure and prioritize urgent situations
Broad understanding of Civil Engineering a plus
Ability to review and understand project budgets, scheduling, scopes of work, and change orders required
Proven ability to read and understand structural, architectural, mechanical, plumbing, electrical, spec books and shop drawings for construction projects required
Proven ability to utilize Construction Management software to relay daily job updates
Demonstrated ability to handle project inquiries, design questions, and submit/get information for RFIs and change orders required
Knowledge of electrical work: conduits, panels, high voltage equipment required
Possesses a valid CA Driver's License, good driving history, dependable transportation and can pass background check required
